NRI home loans follow different rules depending on where you live. Here is what you need to know before you apply.

Who qualifies

Any Indian citizen living abroad for 182 or more days in a financial year qualifies as an NRI and can apply for a home loan in India. This includes residents of the UAE, US, UK, Europe, Australia, and all other countries.

Key rules

  • You can borrow up to 80% of the property value
  • Loan repayments must come from your NRE, NRO, or FCNR account, not from a foreign account directly
  • Loan tenure up to 20-25 years depending on your age and lender
  • Interest rates typically range from 8.40% to 10.5% depending on your profile

What if you have no CIBIL score?

If you have never taken a loan or credit card in India, you will not have a CIBIL score. This is not a dealbreaker. Here is what lenders accept instead:

Common questions about home loans.

Can I get a home loan for an under-construction property?

Yes. Most banks disburse loans in stages linked to construction milestones, called a construction-linked plan (CLP). You pay pre-EMI interest on the disbursed amount until possession, then full EMI begins.

Do I need to visit India to apply for an NRI home loan?

No. Most major banks process NRI home loan applications remotely. The sale agreement and registration may require a visit or a Power of Attorney (POA) holder in India. We guide you through this.

What is FEMA and does it affect my home loan?

FEMA, the Foreign Exchange Management Act, governs how NRIs move money in and out of India. All home loan repayments must come from NRE or NRO accounts. We ensure your payment structure is fully FEMA-compliant.

Can I claim tax deductions on my home loan in India?

Yes. NRIs who file an Income Tax Return in India can claim deductions under Section 24(b) up to Rs 2 lakhs per year on home loan interest, and Section 80C up to Rs 1.5 lakhs per year on principal repayment. Consult your CA for your specific situation.

Can I prepay or close the loan early?

Yes. Floating rate NRI home loans have no prepayment penalty. Fixed rate loans may have a fee. Check with your specific lender.

What happens to my loan if I return to India permanently?

Your loan continues normally. You may be reclassified as a resident Indian which can affect the account type used for repayments. Our loan team guides you through this transition.
